Off-market sales: who they really serve

Private sales can protect your privacy and your price, if they are run with discipline. Here is how we decide.

About four in ten of the homes we sell never appear on a public portal. Off-market sales are sometimes described as a secret club. In practice they are a tool, and like any tool they work well in some situations and badly in others.

When a private sale makes sense

Privacy is the obvious reason: public figures, families going through a change, or sellers who simply do not want an open house. The less obvious reason is pricing. A short, discreet marketing period to qualified buyers lets us test a price without a public history of reductions.

A private sale should protect the seller’s price, not the agent’s convenience.

How we decide

We only recommend off-market when we can name at least three qualified buyers for the home before it is photographed. If we cannot, we list publicly, because competition is what protects your price. Either way, you see every offer we receive, in writing.
